What We Publish

We publish original, factual, well-sourced content that helps Australian renters understand their rights and navigate the rental market. Strong topics include:

  • State-by-state guides to tenancy legislation and recent reforms
  • Practical explainers — bond disputes, repair obligations, lease breaks, rent increases
  • Analysis of housing policy and its real-world impact on renters
  • Legal guides written in plain language (with appropriate disclaimers)
  • First-hand accounts of systemic rental issues (not complaints about specific individuals)
  • Comparative analysis of rental markets, vacancy rates, and affordability

Articles should be between 600 and 2,500 words. We prefer articles that take a clear position and back it with evidence, rather than neutral summaries.

What We Will Not Publish

The following will result in an immediate rejection, or removal if already published:

  • Named complaints about specific landlords, agents, or property managers without documented evidence
  • Content that is defamatory, misleading, or could expose RentWatch to legal liability
  • Unverified claims presented as fact — all statistics must be sourced
  • Content that constitutes legal advice to a specific individual
  • Promotional content disguised as editorial (paid placement is separate — see Advertise)
  • Political party endorsements or partisan campaigning
  • Content written under a pseudonym or on behalf of an undisclosed third party

Editorial Standards

RentWatch welcomes contributions from renters, landlords, agents, tradies, advocates, community organisations, industry professionals and others with relevant knowledge or experience to share. Different perspectives help create a more informed, balanced and valuable resource for the community.

Supporting information
If your article refers to legislation, government policy, statistics or legal rights, consider including a source where possible. Providing references helps readers verify information and better understand the topic. Where relevant, include the publication date of any sources you reference, as laws and policies can change over time.
Sharing your experience
RentWatch encourages contributors to share their own experiences, observations and lessons learned. Personal stories and practical insights can be valuable to others navigating similar situations. Please remember that information shared on RentWatch reflects individual experiences and opinions and should not be considered legal advice.
Be honest and fair
Share your story honestly and respectfully. We do not pay contributors at this time. Voices is a platform for building profile and reaching an engaged audience of Australian renters. If that changes, current contributors will be notified first.

RentWatch

RentWatch wasn't built in a boardroom. It was built from lived experience.

Like many Australians, we've seen both sides of the rental system.

We've had genuinely wonderful landlords and property managers. People who treated tenants like human beings. People who worked with renters when times were tough. People who communicated honestly, acted fairly and earned trust.

Those experiences matter.

In fact, RentWatch exists in part to make sure good landlords, property managers and agencies receive the recognition they deserve.

But we've also experienced the other side.

Rent increases that couldn't be justified. Maintenance concerns that seemed to disappear into a void. A system that often felt confusing, overwhelming and weighted against the person paying the rent.

Most frustrating of all was the feeling that there was nowhere to turn — and no way to help the next person avoid the same experience.

That's why RentWatch was created.

The good experiences showed us what the standard should be.

The bad experiences showed us why transparency matters.

RentWatch exists for one simple reason:
To give Australians better information, greater transparency, a stronger voice before they sign a lease — and to create awareness.

The problem is bigger than one rent increase.

Australia is in a rental crisis. Vacancy rates in most cities are near record lows. Rents have risen faster than wages for years. And renters — who make up more than 30% of Australian households — have had almost no tools built specifically for them.

The platforms that exist were built to serve landlords and agents. The review systems that exist are either unverified, easily manipulated, or locked behind paywalls. And the legislation that's meant to protect renters varies wildly by state — with most renters not knowing what rights they actually have.

RentWatch was built to change that. A verified, independent, renter-first platform where the truth about properties, agencies, and landlords can be found by the people who need it most — before they sign.

1. Introduction

Welcome to RENTWATCH. These Terms of Service ("Terms") govern access to and use of the RENTWATCH platform, website, applications, community features, subscriptions, advertising services, review systems, and related services (collectively referred to as the "Platform" or "Services").

By accessing, browsing, registering with, subscribing to, posting content on, or otherwise using the Platform, you acknowledge that you have read, understood, and agree to be bound by these Terms together with the RENTWATCH Privacy Policy, Disclaimer, Community Guidelines, Defamation Policy, Content Removal Policy, and any additional policies or guidelines published on the Platform.

If you do not agree to these Terms, you must not access or use the Platform.

2. Eligibility

You must be at least eighteen (18) years of age to use the Platform.

Do NOT use this Platform or RENTWATCH services if you are under the age of 18 years old. Providing personal information while using RENTWATCH states you are over 18 years old.

By using the Platform or submitting personal information to RENTWATCH, you represent and warrant that you are over 18 years of age, you are legally capable of entering into binding agreements, the information you provide is accurate and current, and your use of the Platform complies with all applicable laws.

3. Purpose of the Platform

RENTWATCH provides a platform where users may view and submit rental property reviews, share rental experiences and community feedback, engage with landlords, agencies, and service providers, access rental-related information and community discussions, advertise or promote rental-related services, and access optional premium or subscription features.

RENTWATCH aims to encourage transparency, accountability, respectful participation, and informed decision-making within the rental community. Content published on the Platform is intended for general informational and community discussion purposes only and should not be relied upon as legal, financial, professional, tenancy, building, or other specialist advice.

4. Accounts and Registration

To access certain features of the Platform, users may be required to create an account. When registering, users are required to provide their name, email address, create a password, and account preferences. Upon registering you agree that you are not intentionally or unintentionally violating any applicable state or federal law regarding use of personal or professional identification information.

When registering: you represent that the information you provide is true and correct; the information must be accurate, true and correct; you must inform RENTWATCH as soon as possible of any changes or amendments to your personal or professional profile; you are responsible for maintaining the confidentiality of login credentials; and you must notify RENTWATCH immediately of any unauthorised access or security concerns.

RENTWATCH reserves the right to suspend, restrict, or terminate accounts at its sole discretion where these Terms are breached, unlawful conduct is suspected, false or misleading information is provided, abusive conduct occurs, or the integrity, security, operation, or reputation of the Platform may be affected.

5. Verification of Rental Reviews

RENTWATCH will only review, verify and delete the information you provide if you choose to leave a review on a property you have rented or are currently renting. RENTWATCH may require users to verify that they have rented, occupied, inspected, or otherwise lawfully interacted with a property before publishing reviews or ratings.

Verification methods may include lease agreements, utility bills, rental ledgers, bond documentation, identification documents, or other reasonable supporting material.

RENTWATCH will immediately delete any confidential information once verified. We do not store verification documents beyond this process.

RENTWATCH will NOT be held accountable for false information provided by users. Users acknowledge that RENTWATCH relies on information supplied by users and does not guarantee the complete accuracy or authenticity of all user-provided content.

6. Reviews and Feedback

Users may submit reviews, ratings, comments, suggestions, experiences, and other feedback relating to rental properties, landlords, property managers, real estate agencies, service providers, community matters, and the Platform itself.

Users must ensure that all content submitted is based on genuine personal experience, is honest and accurate to the best of the user's knowledge, is respectful and constructive, complies with applicable laws, and does not breach these Terms.

Tips for Writing Helpful Reviews — Users are encouraged to: provide honest, constructive, and experience-based feedback; include relevant details relating to the rental experience; keep reviews respectful, factual, and appropriate; avoid posting personal information, private documents, or confidential material; avoid offensive, abusive, threatening, discriminatory, defamatory, or misleading content; ensure reviews relate to genuine experiences; update reviews where circumstances materially change; and review content carefully before publishing.

7. User Conduct

Users must not use the Platform to publish false, misleading, deceptive, defamatory, or unlawful content; harass, threaten, intimidate, abuse, or discriminate against others; impersonate another person or entity; publish confidential or personal information without authority; manipulate ratings, rankings, or verification systems; engage in unlawful conduct; promote violence, hatred, harassment, or harmful conduct; upload malicious software or harmful code; interfere with the operation or security of the Platform; or damage the integrity, reputation, or intended purpose of RENTWATCH.

Users must not post content that is false, deceptive or misleading; promotes racism, bigotry, hatred or physical harm; harasses or advocates harassment; is spam of any kind; violates privacy or other rights; promotes illegal activities; is threatening, obscene or defamatory; is sexually explicit in nature; or contains testimonials that are not genuine, truthful or accurate.

Users acknowledge that repeated breaches of these Terms may result in suspension or permanent removal from the Platform.

8. Community Standards and Ethical Conduct

RENTWATCH is committed to promoting a respectful, transparent, fair, and trustworthy community environment for renters, landlords, agencies, businesses, service providers, and all users of the Platform.

RENTWATCH does not endorse, accept or adopt harassment, bribery, intimidation, discrimination, threats, defamatory statements, false or misleading claims, malicious conduct, unlawful behaviour, or any form of abuse directed toward landlords, tenants, real estate agencies, property managers, businesses, or other members of the Platform.

Users must not submit false, misleading, deceptive, defamatory, malicious, or unlawful content; engage in harassment, threats, intimidation, discrimination, abuse, or harmful conduct; exploit other users financially, emotionally, or otherwise; impersonate another person or misrepresent their identity; publish private or confidential information without consent; manipulate ratings, reviews, or rankings; or use the Platform in any manner that may damage the integrity or intended purpose of RENTWATCH.

9. Content on the Platform

Users are solely responsible for any content and other material that they submit, publish or display on the Platform. Users must not falsely represent that such content is sponsored or endorsed by RENTWATCH.

Users must not post, upload, publish, transmit or otherwise make available any content that is unlawful, defamatory, misleading, deceptive, abusive, threatening, discriminatory, obscene, offensive, invasive of privacy, or otherwise inappropriate.

RENTWATCH reserves the right, at its sole discretion, to review, moderate, remove, restrict, edit, or refuse any content that it considers inappropriate, misleading, unverifiable, offensive, unlawful, or otherwise inconsistent with these Terms or the intended purpose of the Platform.

10. Moderation

RENTWATCH reserves the right, at its sole discretion, to review, moderate, edit, restrict, remove, refuse, suspend, or permanently ban any content, account, advertisement, review, listing, or activity considered inappropriate, unlawful, misleading, harmful, offensive, abusive, unverifiable, or inconsistent with the purpose and integrity of the Platform.

RENTWATCH reserves the right to monitor and question all content posted or set up on the Platform. RENTWATCH may investigate complaints or disputes relating to user content and may request additional information from users where reasonably necessary. Users are encouraged to report content or behaviour that may breach these Terms or negatively impact the safety and integrity of the RENTWATCH community.

11. Landlord, Agency, and Service Provider Profiles

RENTWATCH may permit landlords, agencies, businesses, removalists, tradespeople, cleaning providers, storage providers, utility providers, and other service providers ("Service Providers") to create profiles, advertise services, or interact with users through the Platform.

Service Providers represent that they hold any licences, registrations, accreditations, qualifications, insurances, permits, or authorisations required by applicable laws or industry standards. Service Providers are solely responsible for ensuring that any information, advertisements, business details, representations, qualifications, or credentials displayed on the Platform are accurate, current, lawful, and not misleading.

Unless expressly stated otherwise, RENTWATCH does not independently guarantee, certify, endorse, supervise, or warrant the conduct, qualifications, licensing status, insurance coverage, suitability, or performance of any Service Provider. Users are responsible for conducting their own enquiries and due diligence before engaging any Service Provider.

12. Paid Services and Subscriptions

RENTWATCH may offer paid services including subscriptions, profile verification, promotional placements, premium business profiles, advertising services, analytics tools, and other optional paid features.

By purchasing or subscribing to any paid service, users agree to any applicable fees, billing terms, renewal conditions, cancellation terms, and additional policies presented at the time of purchase. The subscription will be billed monthly. RENTWATCH reserves the right to cancel a subscription if payment is not made on the monthly due date.

Unless otherwise stated: subscriptions may renew automatically until cancelled; all pricing is displayed in Australian Dollars (AUD); invoices and notices may be provided electronically; and payments are non-refundable once the service period has commenced, unless otherwise required by law.

Payment for premium services does not guarantee removal of reviews, alteration of ratings, suppression of user opinions, or preferential moderation outcomes.

13. Invoices and Payments

Users who purchase subscriptions, advertising services, premium features, profile verification services, promotional placements, or other paid services through RENTWATCH agree to pay all applicable fees and charges. Unless otherwise stated, all fees are displayed in Australian Dollars (AUD).

RENTWATCH may issue invoices electronically and users agree to receive invoices, receipts, renewal notices, and other billing communications electronically. Users are responsible for ensuring that payment information provided to RENTWATCH is accurate, current, and authorised for use.

Failure to pay applicable fees may result in suspension, restriction, downgrade, or cancellation of paid services or account features. Unless otherwise required by law, payments made for subscriptions, advertising services, promotional placements, or premium features are non-refundable once the relevant service period has commenced.

14. Linking Details to the Platform

Once a user has subscribed and has an account with RENTWATCH, they will be granted permission to link their information on the Platform. RENTWATCH reserves the right to revoke such grant or consent at any time in its sole discretion. If such consent is revoked, users agree to immediately remove and disable any content RENTWATCH deems non-compliant with the Platform.

15. Third-Party Links and Services

The Platform may contain links to third-party websites, services, applications, advertisements, or resources. These links are provided for convenience and informational purposes only. RENTWATCH does not control, endorse, guarantee, or accept responsibility for third-party content, availability, products, services, security, privacy practices, or terms and conditions. Users access third-party services at their own risk.

16. Automated Access and Scraping

Users must not use robots, spiders, scrapers, automated scripts, data mining tools, artificial automation systems, or similar technologies to access, extract, monitor, copy, or interfere with the Platform without prior written permission from RENTWATCH. Unauthorised scraping or automated access is strictly prohibited.

17. Intellectual Property and Trademarks

All content, branding, trademarks, logos, graphics, text, software, design elements, and other materials available through the Platform are owned by or licensed to RENTWATCH unless otherwise stated. All trademarks on the Platform are exclusively the property of their respective owners, including and without limitation, RENTWATCH. No right, licence or interest to such trademarks is granted by this Agreement.

Users may access and use the Platform for personal, lawful, and non-commercial purposes only. Users may print, download and store articles and other information for their own convenience, but must not distribute, republish, sell, mine, exploit, frame or scrape any of the content without prior written permission from RENTWATCH.

18. Electronic Communications and Notices

By accessing, registering with, subscribing to, or using the RENTWATCH Platform or Services, users consent to receiving communications from RENTWATCH electronically, including notices, updates, disclosures, invoices, billing information, account notifications, moderation notices, promotional communications, and other records relating to the Platform or Services.

Electronic notices will be deemed received within twenty-four (24) hours after being sent or published unless otherwise required by law. Users may withdraw consent to receive non-essential promotional or marketing communications by using the unsubscribe functions provided. Users are responsible for maintaining accurate and current contact details associated with their account.

19. Privacy

RENTWATCH will handle personal information in accordance with the RENTWATCH Privacy Policy. Users acknowledge that information submitted to the Platform may be collected, stored, processed, moderated, reviewed, or disclosed where reasonably necessary for operation of the Platform, moderation, verification, compliance, legal obligations, dispute resolution, or safety and security purposes. RENTWATCH does not sell personal information to third parties.

20. Security

RENTWATCH takes reasonable steps to maintain the security of the Platform. Users must acknowledge risks with information sent to and from the Platform which may be modified, intercepted or corrupted by third parties. Users also acknowledge a risk when downloading from the Platform that information may contain viruses, worms or other defects or devices.

RENTWATCH accepts no liability for any damages to or interference with a user's computer or device used while logged on to the Platform. RENTWATCH does not guarantee that the Platform will be uninterrupted, error-free, secure, virus-free, or free from unauthorised access.

21. Warranties

RENTWATCH presents the Platform as is, with all faults and current content. To the fullest extent permitted by applicable law, RENTWATCH, its affiliates and its suppliers make no express or implied warranty, guarantees or representation in respect of the information set in the Platform and Services, including but not limited to the completeness, currency, availability, reliability, suitability and accuracy of any information on the Platform. RENTWATCH will not guarantee results of the Platform to be effective, reliable, and accurate or meet user requirements.

22. Limitation of Liability

Any use of any information from the Platform and its affiliates' links or Services is at the user's own responsibility entirely. The Platform may contain inaccuracies or errors.

By law RENTWATCH may be required to retain user data for the purposes of informing police in relation to identity theft, fraud, or other illegal activities. Users may terminate their registration at any time. RENTWATCH recommends that users transfer any records or other information stored on the Platform prior to terminating their subscription or registration.

Where RENTWATCH and its affiliates fail to exercise or enforce any rights or provision of these Terms does not constitute a waiver of such right or provision.
